The Krungthep Kreetha road is one of the hottest locations in the eastern part of Bangkok. With its potential to meet the needs of daily life, it offers international schools, lifestyle hubs, and convenient transportation networks connecting to the city. This has made it a prime location where big brands have continuously established their presence over the years. This includes Sansiri, a major player in Thailand’s real estate industry, which has secured a significant portion of the Krungthep Kreetha area. They have developed two communities on over 500 rai of land on the outskirts of the city, with a value of 30,000 million baht, and a second community on over 142 rai of land on the city side, which is currently under development. Pakaporn Karunyaporn, the Director of Marketing for Sansiri’s horizontal projects, revealed that Sansiri currently holds about a 30% market share in this area, not including future projects.
Looking back 8-9 years, Sansiri began developing horizontal projects in the Krungthep Kreetha area under the brand “Sethasiri,” followed by “Narasiri,” which has seen strong sales, with buyers including both end-users and investors. Due to its proximity to international schools and convenient access to the city, the land’s value has appreciated by 141% and continues to rise. In terms of investment, it offers an average rental yield of 7-9%.
In addition to horizontal projects, Sansiri has invested over 30,000 million baht in the first community on 500 rai of land on the outskirts of the city. They have launched “E-Square,” a luxury sports complex that integrates sports, wellness, lifestyle, and community seamlessly. This complex is set to officially open in early 2017. Following this, Sansiri introduced Sansiri Wellscape Krungthep Kreetha, the second community on 142 rai of land on the city side, under the concept of Well Living Residence, which combines living, relaxation, and well-being. The first residential project under this concept is “Burassiri Well Krungthep Kreetha,” with a project value of 6,000 million baht. This project reflects the Well-Living Residence concept, elevating from a resort-style detached house focused on relaxation to a home designed with well-being in mind, promoting physical, mental, and overall quality of life. The project is located on a 65-rai plot with 129 units, including 4 types of detached houses ranging from 245 to 430 square meters, starting at 25-50 million baht. The first phase, featuring 29 units valued at 850 million baht, will be available for transfer in 2026, with an expected sales target of 50% for the first phase.
This is the first project in Sansiri’s Well-Being community on 142 rai of land, with plans for at least two more projects, including a new brand for three-story townhouses starting at 10 million baht. Pakaporn envisioned the new 142-rai community not just as a housing development but as a complete city, focusing on well-being as a fundamental need in the current era where consumers prioritize health and family time. The design seamlessly integrates interior, architecture, and landscape to create a positive daily experience. Pakaporn also mentioned that residents of the Burassiri project may receive privileges to access E-Square, the sports complex in the first community. Both communities are designed to complement each other, emphasizing health, nutrition, and exercise, aligning with the consumer’s desire for a perfect life. “Our goal is to provide a perfect living experience for our residents without requiring additional spending. This is what Sansiri aims to achieve in creating the ultimate living space.”
